What annual costs should I take into account?

Owning a property involves fixed costs. As an owner at Sami Verde, you should take into account, among other things, property tax and a contribution to the Homeowners Association (HOA) for the management and maintenance of the common areas of the resort.

Property tax
Property tax is levied annually by the government of Curaçao based on the value of the property. A progressive rate applies:

  • up to XCG 350,000: 0.4%

  • on the portion between XCG 350,000 and XCG 750,000: 0.5%

  • on the amount above XCG 750,000: 0.6%

Homeowners Association (HOA)
All owners of a property at Sami Verde automatically become members of the Homeowners Association. The HOA is responsible for the management and maintenance of the shared facilities of the resort, such as the swimming pool, the grounds, the landscaped outdoor areas and any shared installations.

The exact amount of the HOA contribution has not yet been determined. Currently, an indicative contribution of approximately XCG 600 per month is being considered.

Many owners choose to (temporarily) rent out their property. In such cases, these fixed costs may be (partly) offset by rental income.
