Buying a property on Sami Verde

Do you dream of owning your own home in Curaçao? Sami Verde offers the perfect opportunity to invest in a luxury villa, suitable for both own use and rental. Below you can read step by step how the purchase process works.

Buying at Sami Verde

Anyone, regardless of nationality, can buy a home in Curaçao without restrictions. You do not need any special permits or permission to become a property owner.

A visit to Curaçao is not necessary to arrange the purchase. The entire process can be handled digitally, including signing the purchase agreement and the notarial process.

You can use your property at Sami Verde as:

  • Own home (permanent or holiday home).

  • Long-term rental to local tenants.

  • Tourist rental via Airbnb or Booking.com, for example.


Mortgage and financing

Do you want to (partially) finance your home? Then you can contact both Dutch and Curaçao mortgage lenders and financial intermediaries. Keep in mind that banks usually have a own contribution of around 40 - 50% questions.


Property

At Sami Verde, you take full ownership of your property:

There is no annual ground rent, which means full ownership with no extra charges - a valuable asset for the long term.


The buying process in 6 steps

  1. Purchase agreement - After you have chosen your property, the purchase agreement will be drawn up and signed. Once signed, it will be forwarded to our project notary Chatlein.

  2. Customer due diligence (KYC) - In accordance with local legislation, together with a specialised firm, we carry out the mandatory Know Your Customer-investigation.

  3. Down payment - You pay a small part of the purchase price as a down payment.

  4. Notarial transport - The notary registers the right of ownership or flat right in the land register. From then on, you are officially the owner.

  5. Construction deadlines & progress - During construction, you pay the agreed construction instalments. You will receive regular construction updates and progress reports.

  6. Final delivery & key transfer - Once construction is completed and the last instalment is paid, the final delivery will take place and you will receive the keys. The property is then fully your property and ready for use or rental.


Additional costs

In addition to the purchase price, there are additional costs (“buyer's costs”) that you need to take into account:

  • Transfer tax: 4% over the purchase price (30% of the total purchase price).

  • Sales tax: 6% over the contract price (70% of the total purchase price).

  • Notary fees: On average 1 - 2% of the purchase price.

  • Financing costs: Any fees for valuation, mortgage advice or bank charges.

On average, buyer's costs amount to approximately 6% of the total purchase price (excluding financing costs).

Example:
You decide to buy a flat for USD 430,000.

  • Purchase price: USD 129.000,- (30%), with USD 5.160,- transfer tax (4%).

  • Aanneemsom: USD 301,000- (70%), with USD 18.060,- sales tax (6%).

  • Notary fees: USD 4.300,-

Total purchase cost: USD 457,520


Managing your property

If you do not live permanently in Curaçao, it is strongly recommended to have a local administrator in. This will ensure that your property is well maintained and rentals run smoothly.

What does an administrator do?

  • Technical maintenance - Inspections, repairs, cleaning and garden maintenance (sometimes part of VvE).

  • Rental management - Bookings, check-in and check-out, cleaning and key management.

  • Administration - Collecting rent and paying local charges.

  • Inspection - Regular inspection of the property, including when it is vacant for a longer period.

Licence application Sami Verde submitted

For the development of Sami Verde in Sint Michiel, a building permit application was submitted to the relevant authorities on Curaçao in January 2026. The application relates to the construction of 40 homes, comprising both detached and semi-detached villas, and marks an important next step in the development of the project.

Sami Verde is being developed as a boutique green residential resort on a site of approximately 3.6 hectares near Landhuis Klein Sint Michiel, between Blue Bay Resort and Kokomo Beach. The plan has been designed by local architect Cees den Heijer, in collaboration with Rebirth Development, and is characterised by a strong connection to the natural surroundings.

The landscape plays a central role in the design. The homes are carefully integrated into the existing terrain, taking into account natural elevation differences, existing vegetation and views over the saliña and the Sint Michielsberg. Rather than fully levelling the site, the design follows the natural landscape, giving each home its own unique position and character.

The masterplan envisions a green, safe and well-organised resort, where homes and gardens flow seamlessly into one another. In addition to the villas, the plan includes various shared facilities, such as a swimming pool with terrace, areas for relaxation and sports, and communal vegetable, fruit and herb gardens that reinforce the concept of outdoor living and connection with nature.

The homes are designed with an open architectural style, abundant natural light and generous outdoor spaces, in line with the Caribbean climate and lifestyle. The villas are suitable for both permanent living and recreational use, and also offer opportunities for tourist rental.

With the submission of the permit application, the formal review process with the authorities has commenced. In parallel, further technical development and preparations for the first phase of the project are underway.

The development of Sami Verde will take place in phases. Phase 1 comprises approximately ten homes and represents the first step in the realisation of the resort.

Terra Sami acquires plot in Sint Michiel

Terra Sami, a joint venture between the Dutch real estate developer Rebirth Development and Curaçao-based architect Cees den Heijer, has acquired a plot of land in Sint Michiel.

The plot comprises approximately 36,000 m² of residential-zoned land. The project location is situated near the authentic fishing village of Boka Sami, to the west of Blue Bay Resort, and is characterised by a green, natural setting with views over the saliña and the Sint Michielsberg. The site lies between Blue Bay and Kokomo Beach and is approximately a ten-minute drive from both Hato Airport and Willemstad.

The boutique residential resort Sami Verde will be developed on this site. The plan includes approximately 40 modern detached and semi-detached villas on a plot of around 3.6 hectares. The homes are surrounded by greenery, agricultural land and centuries-old trees, with a strong connection between indoor and outdoor living as a key design principle.

The project was designed by architect Cees den Heijer, who has been active on Curaçao for over 20 years and is known for projects such as Papagayo Beach Hotel and the adjacent Bohémi Resort, among others. Den Heijer lives and works from Landhuis Klein Sint Michiel, which is located right next to the project site.

The development is aimed at a combination of permanent residence, second homes and tourist rental. In addition to the villas, the masterplan includes shared facilities such as a swimming pool, terraces and modern vegetable, fruit and herb gardens for small-scale communal use.

The purchase agreement for the land was signed in September 2025 on Curaçao. Pre-sales for the first phase are scheduled for the first half of 2026.
